Warehouse Dilapidations & CAT-A Refurbishment

Acting for a long-term Landlord client, Propitas were appointed to prepare and negotiate a dilapidations claim with an outgoing Tenant for circa.4,200 sq ft of light industrial accommodation. 

Propitas also tendered and project managed the necessary works to reinstate the unit back to CAT-A condition and achieved completion to the client’s satisfaction, on time and within budget. 

Parallel to the construction works, Propitas negotiated settlement of the dilapidations claim. A settlement value was reached at 89% of the original claim; testament to the fairness of the original dilapidations claim. The positive result of negotiations minimised the capital contribution required from the Landlord to complete the works.   

In addition to the reinstatement works, Propitas implemented various building improvements on behalf of the Landlord. This included energy efficiency modelling during the early stages of the project which allowed for an EPC improvement of 27 points, bringing the unit to a B rating and ensuring the property remains compliant with letting regulations for the foreseeable future.
