Propitas acted for our long-term client, Forge Developments, on the provision of full TDD advice on the acquisition of the property, and subsequently acted as PM and EA on the development works.

Francis Gardner Apartments is a 6 storey Victorian purpose-built apartment block located in leafy West Hampstead in North London. The project comprised major internal reconfiguration and full refurbishment to create 69 studio apartments to be employed as a student accommodation facility with ancillary break out spaces. Window replacement, complete internal thermal wall lining, installation of PV panels to the roof and MEP upgrades were also carried out enabling the EPC Rating to comprise a B so complying with the anticipated extension to the MEES Regulations in 2030. 

The team worked to an incredibly tight programme in order to meet the start of the academic year, at which point the property was fully let. 

This project was the third major student accommodation project completed alongside our client over the last 3 years.
