Instruction Synopsis
Propitas were initially appointed by the client to assist in due diligence on the acquisition of The Pithay, Bristol, (rebranded Programme) with a view to assisting them to deliver on their business plan for comprehensive refurbishment and rebranding of the property. Programme is 180,000 sq ft NIA, 10 storey building of predominantly office use, with ancillary commercial uses to the lower floors.
Propitas were appointed as Project Manager and Quantity Surveyor for the scheme and assisted throughout the process from assembling a project design team, agreeing professional team appointments, master project programming, leading the project team through the design process, procurement advice, contractor selection and full Contract Administration through to completion.
The refurbishment works were undertaken in several phases, working within a part occupied building providing technical and logistical challenges.
Phase 1 included 3 floors of Cat A office refurbishment; core refurbishment including new mechanical risers; new entrance feature, reception and shell café unit; replacement double glazed windows, new cycle hub & reconfigured shell commercial units.
Phase 2 included 3 floors of Cat A office refurbishment; core refurbishment including new mechanical risers; new entrance feature, reception, significant roof level structural alterations for new plant decks and podium landscaping.
HOW PROPITAS ADDED VALUE
Right from the start we prepared a detailed pre-purchase budget cost estimate for the proposed refurbishment and extension works, allowing the client to fully develop their business plan for the asset.
Master project programming and focused delivery enabled the project to be delivered in accordance with the business plan. Strong leadership and communication with the project team established a good team work ethic to deliver a first class product to the market.
