Propitas provided a nationwide coffee chain with pre-acquisition advice, along with a Schedule of Condition, on the long leasehold acquisition of a prominent High Street premises in Perth, Scotland. Within two weeks of instruction Propitas completed the inspection of the building and produced Pre Acquisition survey advice, along with the associated Schedule of Condition to be tied into the lease. During the initial inspection Propitas identified a number of costed issues which require remedial action, outside of the standard fit-out costs, these costs are to be included in any plan for capital expenditure in advance of agreeing the lease terms
