INSTRUCTION SYNOPSIS
Following the purchase of this 415,000 sq ft shopping centre, which Propitas carried out the technical due diligence on, we were appointed to project manage a phased scheme to firstly relocate the management suite, with the resulting vacated unit stripped back to a shell for Wagamama to take occupation of. This included infilling a floor void within the mall, to create a seating area for the tenant.
Propitas led a team of structural and services engineers, as well as an architect, fire engineer and interior designer. With the contract split into sections, it meant we could move the management suite without any disruption to their services, allowing the reconfigured shell unit for the tenant to be formed as part of the second phase.
The final phase comprised the full cosmetic refurbishment of the mall.
The project, with a value of circa £870,000, was delivered on time and budget, to the satisfaction of all stakeholders.
HOW PROPITAS ADDED VALUE
Whilst the extent of the office fit out and formation of the shell unit was a relatively simple project, the logistics of doing this in an operational shopping centre, particularly in relation to infilling a floor void above a dining area below, created significant challenges.
Ensuring close liaison with the centre management and tenants, works were completed at times to minimise health and safety risks and disruption to the normal operation of the centre. Our tailored phasing of the works meant that the centre management team continued to operate as usual and Wagamama took occupation to suit their store-opening deadline.
