Instruction Synopsis
Propitas were instructed to project manage the implementation of a high specification serviced office scheme to circa 28,000 sq ft of accommodation. We were originally instructed to carry out technical due diligence on the property, in conjunction with developing a detailed cost plan to inform the acquisition appraisal and de-risk the purchase as far as possible.
The fit out contract was negotiated with a preferred contractor, where the budget was manipulated to suit the changing design requirement, ensuring the pre-acquisition appraisal was never exceeded. The scope of work included external repairs, full air conditioning replacement, as well as complete office, WC, break out area and lift lobby refurbishment.
The project, with a contract value of over £1.6 million, was finished within seven months of the purchase completing, with an advanced strip out package implemented whilst the detailed design was being finalised.
HOW PROPITAS ADDED VALUE
We tailored the procurement strategy to ensure that the overall delivery programme was minimised, whilst ensuring that best value was achieved in spite of negotiating the contract with a preferred contractor. The advanced strip out allowed site activities to commence, whilst the design and contract sum was crystallised.
With numerous consultants involved and an extremely tight programme to adhere to, close liaison within the project team and swift cost reporting to enable stakeholder decisions to be made, was key to the success of the project.
