Acting for a Local Authority landlord, Propitas prepared and negotiated a dilapidations claim with an outgoing tenant for circa 20,000 sq ft of office accommodation. We then put in hand the necessary work and achieved completion on programme and within budget, to the complete satisfaction of the client. We also managed to incorporate extensive service charge repairs to the air conditioning systems within the project and thereby limited future tenant disruption. Due to careful value engineering and management of the project, the eventual cost of the work was only slightly above the dilapidations settlement value, thereby minimising the capital contribution that was required from the landlord.
