Instruction Synopsis

Propitas acted for the prospective forward purchaser of this £115m retail/residential development in the centre of Wrexham, Wales. The development was partially constructed at the time of our involvement and a comprehensive review of the extensive technical drawings and specifications was undertaken within a very short timescale, allied to a series of site inspections and coordination of specialists including M&E and Structural Engineers and Environmental Consultants. Our Surveyor thereafter acted as the technical representative for the client and the point of liaison between them and the main contractor/developer.

How Propitas Added Value

Propitas ensured that all necessary specialist reports were prepared and that their recommendations were fully implemented. Advice was given all all technical matters, as well as Building Contracts, Appointments and Collateral Warranties. Site meetings were attended and periodic inspections undertaken. Towards the end of the construction period, we ensured that the conditions precedent to practical completion were agreed and technical representation made as necessary.

The seniority and experience of our surveyor ensured that numerous issues were identified early on in the process and that these were properly resolved in a timely manner. This included initial concerns over the structural integrity of the steel frame and associated detailing.
