INSTRUCTION SYNOPSIS
We were appointed to lead the technical due diligence team with regards to Wesleyan Assurance Society’s first commercial property acquisition in over a decade. This circa 15,000 sq ft, Grade II Listed building was the subject of comprehensive remodelling and refurbishment in 2006, with Marks & Spencer subsequently taking a full repairing and insuring lease. As well as a detailed inspection of the building, we were charged with reviewing the construction documentation and piecing together how the property has evolved over the years, to meet with modern day occupier demands.

Co-ordinatg the inspection and reporting activities of the appointed services engineers, we inspected the premises and provided our executive summary report within 72 hours, in accordance with the client’s requirements. Following a forensic review of all construction documentation, we were able to advise Wesleyan on the extent of the recent works, which were carried out for the benefit of Marks & Spencer, as well as determining what the tenant was liable for reinstating at lease expiry.
